Calgary's real estate market is showing clear signs of cooling, with home sales dropping sharply in October compared to a year ago, according to new data from the Calgary Real Estate Board.

Last month saw just 1,592 homes change hands—a 15.3 per cent decline from October 2025. The residential benchmark price edged lower, slipping 0.4 per cent to $564,200 as market dynamics continue to shift across different property types.

Apartment-Style Housing Bears the Weight

The pressure on pricing is not evenly distributed across Calgary's housing market. According to Calgary Real Estate Board chief economist Ann-Marie Lurie, higher-density residential properties are experiencing significant oversupply challenges, while detached and semi-detached homes have held their ground more effectively.

Apartment-style condos took the hardest hit, with prices tumbling 7.9 per cent year-over-year to $288,800. Row-style properties also weakened, declining 5.1 per cent to $407,500. In contrast, detached homes proved more resilient, dropping just 0.7 per cent to $735,100, while semi-detached properties actually gained ground, rising 0.8 per cent to $685,200.

Inventory Tightens Across the Board

New listings added to the market declined 9.4 per cent compared to last year, with 2,928 new properties coming on stream in October. Overall inventory also contracted, falling 4.6 per cent to 6,173 homes available for purchase—a tighter supply picture that may provide some stability to certain segments of the market.

For buyers and sellers navigating Calgary's evolving real estate landscape, tracking these trends is essential. Resources like CalgaryFinder.com and Calgary Prices offer detailed neighbourhood data and property comparisons to help Calgarians make informed decisions about their home purchases and sales.
