A new federal initiative aimed at addressing Canada's housing crisis could provide significant opportunities for Alberta's construction and development sector, according to industry leaders who welcomed the tabling of the Improving Housing Supply Act.

The legislation, introduced by the federal government, establishes a one-time $1.7 billion transfer program that provinces can access through agreements with Ottawa to tackle housing supply bottlenecks, affordability challenges, and other barriers to new housing construction.

Dave Wilkes, President and CEO of the Building Industry and Land Development Association (BILD) and secretariat of the Large Urban Centre Alliance, praised the collaborative approach taken by the federal government.

"We applaud the federal government for adopting such a collaborative approach that enables the provinces and territories to determine what actions are best suited to tackle the housing issues impacting their markets," Wilkes said.

The announcement comes as Ontario has already implemented a one-year HST reduction or elimination on new homes for all buyers, demonstrating the potential impact of the federal initiative on provincial housing markets.

Alberta Could Benefit from Flexible Approach

The legislation's structure allows provinces to tailor their responses to local market conditions, which could prove particularly beneficial for Alberta's diverse housing markets ranging from Calgary and Edmonton's urban centres to smaller communities across the province.

Wilkes encouraged all provinces to follow Ontario's lead in providing meaningful relief to homebuyers, suggesting measures such as reducing or eliminating sales tax on new homes or implementing other cost-reduction strategies for buyers.

The Large Urban Centre Alliance represents a coalition of development industry leaders from Canada's major metropolitan areas, including Calgary and Edmonton. The organization focuses on advancing solutions that support housing supply, infrastructure investment, and sustainable urban development in high-growth urban environments.

Through strategic advocacy and engagement with all levels of government, the Alliance works to ensure that the unique needs of large urban centres are recognized in policy and funding frameworks affecting housing development.

The initiative comes at a critical time for Alberta's housing market, which has experienced significant growth and affordability pressures in recent years, particularly in Calgary and Edmonton where population growth has outpaced housing supply in many neighbourhoods.
